The refit that pays for itself
Most restaurant remodels are driven by one of three things: the room looks tired against newer competition, the layout is costing covers, or a concept change needs the space to say something different.
The second is the one worth being analytical about. Seat count, the path from kitchen to the furthest table, where the POS stations sit and how the bar is worked all determine throughput. A dining room that looks fine can be quietly costing you two covers a night per table because the service path is wrong.
What we build

- Bar builds — structure, die wall, under-bar layout, rail and drainage, plus the finished front and back-bar millwork.
- Banquettes and fixed seating, built to the dimensions that actually seat people comfortably at your table spacing.
- Dining room finishes — flooring rated for the traffic, acoustic treatment, wall finishes and lighting.
- Host stations, service stations and POS positions, with power and data run properly rather than surface-taped.
- Restrooms, including the accessibility upgrades that a remodel usually triggers.
- Back of house fabric — floors, walls, ceilings and services ready to receive your equipment.

Acoustics, lighting and the things guests feel
Two rooms with identical finishes can feel completely different, and it's almost always these:
- Acoustics. The most common complaint about new restaurants. Hard floors, hard ceilings and glass make a room that's unbearable at full occupancy. Acoustic ceiling treatment, upholstered seating and wall panels fix it — and are far cheaper to build in than to retrofit.
- Lighting layers. Table lighting, ambient lighting and accent lighting on separate dimmable circuits, so the room can shift from lunch to dinner.
- Colour temperature. Warm light makes food look right. Cool light makes it look grey. This is a specification decision, not a preference.
- Table spacing. Squeezing in another two-top is tempting and it costs you in reviews. The dimensions that work are known — we design to them and show you the seat count honestly.
Programme and the permit path
Restaurant work has more parallel approval tracks than any other commercial project:
- Building permit through the City of Dallas for construction, electrical, plumbing and mechanical.
- Health department plan review, which runs separately and on its own schedule for anything touching food handling.
- Fire review for sprinkler modification, alarm devices and egress.
- Landlord approval, with its own drawings and review period.
- Alcohol licensing, if the layout of the bar or the licensed area changes.
Started together at the front of the project, these run in parallel and rarely delay an opening. Started sequentially, they add months. This is the single most valuable thing an experienced commercial contractor does for a restaurant.

Usually yes. Overnight working for the disruptive trades, and zoned phasing where we can partition part of the dining room. We'll model closed-versus-phased for your situation — sometimes a short full closure genuinely costs less in lost revenue than a long phased job.
A finishes-only refresh — flooring, paint, lighting, upholstery, some millwork — is typically 3 to 6 weeks. Add a bar rebuild or restroom work and it's 8 to 14 weeks. Anything touching the kitchen or the sprinkler layout adds permit review time on top.
We build the space — floors, walls, ceilings, drainage, services in the right positions and ventilation — and coordinate closely with your equipment supplier. Equipment specification and supply sits better with a foodservice specialist, and we work alongside them rather than pretending otherwise.
We treat it as a design input rather than an afterthought, because retrofitting acoustic treatment into a finished room is expensive and looks it. Ceiling treatment, upholstered seating and wall panels get specified alongside the finishes.
